The Neighborhoods We Know
Fourteen communities across northeast Houston and Montgomery County. Not a territory bought off a map, the places we live beside, drive through and sell in every week.

Choose a community
Atascocita is our home ground. It is where we have spent most of twenty years, and it is the market we know street by street rather than from a map.
Eagle Springs is one of the neighborhoods buyers name first when they call us about Atascocita, and one Tonya raised by name when we started planning this site.
Summerwood sits between the Greens Bayou wetlands and Lake Houston, and it was planned around that setting rather than in spite of it.
Fall Creek is the community we point relocating buyers toward when the commute matters as much as the house.
Balmoral is the community most people in this market know for one thing, its Crystal Lagoon, and it does change who the neighborhood attracts.
Atascocita Shores is where the Atascocita market meets the water, and waterfront is its own discipline.
Kingwood earned the name the Livable Forest honestly. It is the tree canopy that people remember, and it is the reason resale here holds character. Kingwood is organized into villages, each with its own community association.
A great deal of our business actually closes in Humble, and the reason is simple: it covers the widest price range of anywhere we work.
Woodson’s Reserve is a priority for us, and we have inventory coming here.
Huffman is the quieter side of Lake Houston, and for a certain buyer that is precisely the point.
Crosby offers something increasingly rare inside reach of Houston, land, and a genuine small-town feel.
Porter and New Caney are where buyers go when the number per square foot has to work.
Conroe is where the waterfront and acreage options open back up, and where the value story is still strong.
We work Splendora selectively, and only at the upper end of the market. That is a deliberate decision rather than a limitation.
Atascocita first, deliberately
Atascocita and 77346 are our home ground and the center of what we do. Everything else radiates out from there, the Lake Houston shoreline, Kingwood and Humble, and the Montgomery County corridor north through Porter, New Caney and Woodson’s Reserve.
We will confirm the zone for your address
Attendance zones in this part of Harris and Montgomery County do not follow neighborhood lines, and they change. Rather than publish a zone that may be wrong for your street, we will confirm the current assignment for any specific address before you write an offer.
Let's begin.
Call, text or send a note. You will reach Tonya or Julio directly, and we will tell you honestly what your options look like.
