Where Kingwood Is
Kingwood is a 14,000-acre master-planned community founded in 1970 by a joint venture between Friendswood Development Company, an Exxon subsidiary, and King Ranch. The first village opened in 1971 and the City of Houston annexed Kingwood at the end of 1996. It sits mostly in Harris County with a small portion in Montgomery County, on the east fork of the San Jacinto River with access to Lake Houston. Its ZIP codes are 77325, 77339, 77345 and part of 77346.
Kingwood is known as the Livable Forest, and the tree canopy is not marketing. It is the defining feature of the place. Schools are Humble ISD in the Harris County portion and New Caney ISD in the Montgomery County portion. The community is organized into villages, and the village matters far more to price than the Kingwood name does.

Our side of Kingwood is the Atascocita side of the river, Kings Lake Estates and Kings River in particular. Buyers frequently start by searching Kingwood as a whole and then narrow by village once they understand how different those villages actually are. That narrowing is most of the value we add early on.
